Our approach to architecture begins with adding value to the development, not only to increase the financial worth of the project but also to strengthen the social, cultural and environmental values. Here at Zenith we use clever and appropriate design solutions to maximise those values for our clients, without necessarily imposing the need for a large budget. Our aim is to deliver quality architecture in the most economical and efficient manner.


  • 1 - Preparation

    We help clients identify their project objectives, sustainability aspirations and other parameters or constraints to further develop their initial project brief. We also prepare feasibility studies and assessment of options to enable the client to decide how to proceed. We also advise whether you’ll need the help of any specialists.
  • 2 - Concept Design

    We analyse the design brief and prepare a Concept Design including outline proposals for structural design, services systems, site landscape, outline specifications and preliminary cost plan along with environmental, energy, ecology, access or other Project Strategies. At this stage we review procurement strategy, finalise design responsibility including extent of Performance Specified Design and take action where required. We also prepare construction strategies including review of off-site fabrication, site logistics and H&S aspects.
  • 3 - Developed Design

    We develop the approved concept design to show spatial arrangements, type of construction, materials, appearance and detailed proposals for structural & building services systems, specifications, and project strategies. At this stage we also review construction strategies, including H&S aspects and finally prepare and submit the Planning Application.
  • 4 - Technical Design

    Open or Close
    We consult with the statutory authorities on the developing design. This involves the preparation of Technical Design drawings and specifications to include all architectural, structural and mechanical services information. At this stage we also prepare and submit Building Regulations Submission and update the construction cost estimate.
  • 5 - Specialist Design

    Open or Close
    We prepare production information, including specifications, in sufficient detail to enable you to obtain comparable tenders. At this stage we will review with you the construction strategy, procurement method and choice of contract. We coordinate all design information provided by sub-contractors or specialists. We then invite potential contractors for the project to competitively tender (if using a traditional procurement approach) on your behalf and provide a brief analysis and report on the tender returns to enable selection of an awarding Contractor.
  • 6 - Construction

    Open or Close
    We supervise offsite manufacturing and onsite construction in accordance with the building program. We administer the building contract and visit the project when necessary during construction to make sure the scheme runs according to timetable. We also collate information required for commissioning, training, handover, asset management and provide general advice on the operation and maintenance of the building.
  • 7 - Use and Aftercare

    Open or Close
    This stage involves the implementation of Soft Landings Strategy including Post Occupancy Evaluation. We advise on defect resolution and help you agree the final account.  We can also help building users during the initial occupation period and carry out post-occupation evaluations.
